The Story

Two houses, one pond, and the math behind the upside

This was my mother's property. I still live in the main house, so if you want to see it in person before you bid, I'll walk you through it by appointment.

  • Two legal dwellings, one parcel. The main house (15943 Canal Road, 2 bed / 1 bath, 1,128 sq ft, built 1954) is livable now. The second house (15955 Canal Road, 2 bed / 1 bath, 792 sq ft, built 1989) needs some work. They're separate buildings, not one house split in two.
  • Water and open land. A private pond sits between the two houses. The NYS Erie Canal and a quarry are just beyond the property line.
  • Detached garage and workshop, already standing. ~1,548 sq ft with a separate workshop area, plus a gazebo and shed, nothing here needs to be built first.
  • Low starting bid. This is a tax foreclosure auction: bidding starts at $100, against a 2026 total assessment of $125,900. The final price is set by whoever bids, see the right for why there's room.

Why there's room here

The gap between bid and assessment

$100 starting bid vs. $125,900 assessed value. Where it ends up depends on who bids, but it starts far below what the county assesses it at

Two dwellings, not one

Main house rentable today with minimal work fix up the second house and it's two rentable homes on one parcel, not a single house split in half

Land and structures, usable now

2.4 acres, the pond, detached garage, separate workshop plus a gazebo and shed, none of it needs renovation to start using it

Honest condition note: this is being marketed directly by the outgoing heir, not a licensed listing agent. The main house (15943) is in fair, lived-in condition. The second house (15955) needs work before move-in, sold as-is. Want more detail before bidding? See the AAR listing photos, or book a tour by appointment below.

The Setting

NY Erie Canal behind a quarry across the street

This isn't just a rental-income spreadsheet, it's rural Orleans County waterfront-adjacent land. The property sits across from a former quarry, shut down decades ago and now flooded, one of the swimming holes the area is known for, plus a private pond of its own between the two houses. The NYS Erie Canal sits behind this quarry. If you're drawn to canal-country living as much as the numbers, this section is for you.
